  • Size, measured in squares

    Roofers price in squares — hundred-square-foot units of roof surface, not floor area. A sprawling single-story can carry more roof than a two-story of equal heated footage.

  • Pitch and complexity

    A steep roof is slower to walk and past a certain pitch needs staging. Valleys, dormers, and every penetration are cut and flashed by hand. A gable and a six-plane hip are different jobs.

  • Tear-off layers and disposal

    One layer comes off faster than two. Two means double the labor and disposal — and whether a second layer is up there is often unknown until the first moves.

  • Deck condition — the hidden variable

    The decking, once the old roof is off, is the largest unknown on almost every re-roof. Soft sheathing, rot around an old leak, or under-nailed plywood add scope nobody prices from a photo.

  • Material system, not just the shingle

    A roof is a system: underlayment, ice-and-water at the details, starter and ridge, drip edge, valley metal, ventilation. Two quotes naming the same shingle can specify different systems.

  • Coastal spec: uplift and fastening

    A roof built for the Gulf Coast wind field is fastened differently — nailing pattern, enhanced edge metal, sealed deck, corrosion-resistant fasteners. It costs more because it is more roof.

  • Access and staging

    Clear ground access and room for a dumpster beat a lot boxed in by live oaks. Second-story work over landscaping or a pool needs protection.

  • Permits and inspections

    Baldwin County, Mobile County, and the municipalities inside them do not permit roofing the same way, and wind zones add requirements. Fees and inspection time belong on the quote.

Why the spec is different here

A coastal roof is a different build

  • Underlayment and detail materials

    Synthetic or felt. Ice-and-water at valleys and penetrations. Drip edge, starter, and ridge cap named rather than implied.

  • Fastening pattern and wind rating

    The line most inland-written quotes skip. Nothing on uplift or fastener corrosion means this climate was not priced.

  • Warranty terms and payment schedule

    Material and workmanship are two warranties from two parties. Ask for both, plus the Alabama license on the document.

Does a steeper roof cost more to replace?
Yes. Past a walkable pitch the crew slows, the job needs staging and fall protection, and material handling gets harder. Complexity does the same independently of pitch — every valley, dormer, and chimney is hand-flashed rather than run straight up the slope.
What if the decking is rotten underneath?
It happens where a leak has been running a while, and it is the most common reason a final invoice differs from the quote. The fix is the mechanism in writing: a stated rate for bad sheathing, and a requirement that you are shown it before it is covered.
