Roof Replacement

A roof replacement is a full tear-off and rebuild — the old shingles or panels and the worn underlayment come off down to the decking, and a complete new roof system goes back on. It is the right call when a roof is at the end of its service life, has widespread storm or wind damage, or has been patched as far as patching will take it. On the Gulf Coast, sun, salt air, and hurricane-season wind shorten the life of every roof, so replacement is a normal part of owning a home here.

The single most important step happens once the old roof is off: inspecting the decking. Soft, rotted, or delaminated sheathing has to be replaced before anything goes back down, because a new roof is only as sound as what it is fastened to. From there the rebuild follows manufacturer specification — synthetic underlayment, ice-and-water barrier at the vulnerable areas, new drip edge and flashing, new pipe boots, and the new shingles or panels installed to the wind rating the coast demands.
