Roof Flashing Types, and Where Yours Will Fail First
Step, counter, valley, and apron flashing each do a different job. What each type does, and which ones fail first on a Gulf Coast roof.
Roof flashing is the thin metal — sometimes rubber or plastic on smaller penetrations — installed everywhere a roof changes direction or meets something that isn't more roof: a wall, a chimney, a skylight, a vent pipe, a valley where two slopes come together. It's flashing, not the shingles or panels themselves, that does most of the real work of keeping water out at those transitions, and different flashing types fail at very different rates depending on where they sit and how much water passes through them.
Step Flashing: Where a Roof Meets a Wall
Step flashing is a series of small, individual L-shaped metal pieces, one per shingle course, woven up a slope where it meets a vertical wall — a dormer, a chimney side, an add-on room. Each piece overlaps the one below it just like shingles do, so water sheds down and out rather than behind the wall covering. Step flashing fails when a piece gets bent, when the overlap is disturbed by later work — a satellite mount, a re-siding job that wasn't coordinated with the roof — or when it was installed as one continuous strip instead of properly stepped pieces, a shortcut that looks fine until the wall and roof move differently in temperature swings and the seal breaks.
Valley Flashing: Where Two Slopes Meet
A valley is where two roof slopes meet at an angle, and it collects the runoff from both of them into one channel — which means a valley handles more water, moving faster, than almost anywhere else on the roof. Valley flashing, whether open metal or a woven-shingle closed valley, has to handle that volume without letting anything back up under the surrounding shingles. Debris collects in valleys more than anywhere else on a roof, and a valley that isn't kept clear is one of the more common places a "leak with no obvious cause" actually starts.
Chimney Flashing: Base, Step, Counter, and a Cricket
Chimney flashing is really several pieces working together: base flashing at the front, step flashing up the sides, counter-flashing set into the masonry to cap the step flashing, and — on a chimney wide enough to require one — a cricket diverting water around the back. Any one of those pieces failing on its own can cause a leak, which is part of why chimney leaks are notoriously hard to diagnose from inside the house; the water entry point and the stain on the ceiling aren't always in the same place.
Apron and Continuous Flashing
Apron flashing sits at the bottom edge of a roof-to-wall intersection or under a skylight's lower edge, directing water down and away in a single continuous piece rather than a stepped series. It's simpler than step flashing because it only has to manage one direction of water flow, but it still fails the same basic way: a bent edge, a cracked sealant line where it meets a different material, or corrosion from sitting in a spot that stays wet longer than the open field of the roof.
Pipe Boots and Vent Flashing
A pipe boot is the small flashing collar around a plumbing vent or exhaust stack, usually with a rubber or thermoplastic gasket that seals tight around the pipe itself. It's a small piece doing a specific job, and it's also one of the shortest-lived flashing components on the whole roof — the gasket sits in direct sun and dries out, cracks, or shrinks away from the pipe years before the metal collar around it fails. A cracked pipe boot is one of the more common single-source leaks a roof develops, and it's usually an isolated, contained repair rather than a sign of anything wrong elsewhere on the roof.
Which Flashing Type Fails First on This Coast?
Valley and chimney flashing lead, for the same underlying reason: both concentrate water instead of just shedding it. A field shingle only has to handle water passing over it once; a valley handles the runoff from two entire roof planes, and chimney flashing has to seal against masonry that expands and contracts differently than the wood framing around it.
